5 Social Media Tips for Realtors to Stay Top-of-Mind in 2022

If you’re a Realtor in 2022, you need a social media presence, period. According to the National Association of Realtors, 74% of Realtors use Facebook and 56% use LinkedIn for professional purposes. Even if you don’t plan to rely on social media as a lead source, you should count on clients and potential clients looking you up. And it’s a good idea to make sure they like what they see.

 

No matter your end goal, there are simple steps you can take to build a social media presence you can be proud of. Keeping in mind that algorithms are constantly changing, here are some of the latest trends and tips for staying top-of-mind online.

 

Discover accounts you admire and study up

If you’re not sure what in the world to post on your social accounts, you’re not alone. Start by taking a look at accounts of Realtors in your area. Find people that you like and admire. They don’t necessarily have to be the most popular accounts, but ones that you feel fit your personality and character.

Then, take notes! What sorts of things are they posting? How often do they post? Use their accounts as blueprints for your 2022 strategy.

 

Engage with your community

If you want likes and comments on your posts, it’s time you do the same. The more you give, the more you’ll receive! Instagram and Facebook in particular want to see that you are active. That means if someone comments on your post or sends you a direct message, don’t wait to respond. The better your response times and the more active you are, the more the algorithm will favor your content.

Plus, algorithms be damned — people love praise! If you like, comment, and heart posts, you’re more likely to get a little of that good juju in return.

 

Try out Reels (we dare you)

According to Hubspot’s research, Instagram and Facebook are likely to reward those who try out new features. When applying this theory to Reels, Hubspot found that posting Reels helped boost engagement and follower growth rates. 

Do you find yourself watching Reels more often than not? That’s even more reason to get in on the game. Start to notice the types of content that you like to see on social media, and consider how it may work within your business.

Reels continue to be the hot new feature of 2022 and are a great place to start. Watch and find Reels you like and start playing around with the functionality yourself. The diagram below shows you a quick guide to putting the finishing touches on your Reels and getting them live.

 

You’re already surrounded by great content…just start posting it!

A huge benefit of being a Realtor is that you’re likely never sitting at a desk all day. When you’re out and about showing homes and meeting with clients, there is content in the making all around you. Snap photos and videos at your new listings or while you’re showing homes. 

Try carrying around a fun SOLD BY [YOUR NAME] sign and ask your clients for permission to post photos on closing days. You can also use the Instagram and Facebook Stories function to post little snippets of your daily life. Stories stick to the top of the feed so are less at risk of falling prey to the algorithm and getting lost. Posting stories a few times a week is a quick and simple way to stay top-of-mind.

 

Stay consistent

The last thing we’ll say about algorithms is that they love consistency. This isn’t rocket science — why wouldn’t a company like you using their product as much as possible? Try creating a calendar to hold yourself accountable to posting at least 3-5 times per week. You can designate some of those days for Stories, some for Reels, and some for static posts. The important thing is that you are present and interacting on a regular basis.

Remember: you don’t need to be closing leads on social media for it to be worth your time. Many clients will turn to Facebook or Instagram to get a sense of your personality and character. They want to know more about you as a person — so find a balance between professional and personal posts. Of course they also want to know you are good at your job so don’t be afraid to flaunt your wins!
